We put extra work in making your home/property into a place that would allow you to enjoy when you are using it, but more importantly, we guarantee you that if we stage your home you will receive at least a 20% increase in your daily rate. Our Approach

At VRBO Network we specialize in listening to our clients' needs and developing a clear and cohesive vision of their ideal living spaces. Our expertise of the development process allows us to assist in making crucial decisions in a timely manner. We work closely with our network of architects, draftsmen, builders and artisans on projects of all sizes, from new builds to remodels. The VRBO Network style embraces the best of modern coastal simplicity and casual elegance with touches of mid century elements. We have a love for integrating old-world raw materials with a modern twist. Our goal is to create enduring and livable architecture, capable of inspiration and enjoyment.

GETTING STARTED

STEP 1: Discovery

Our interior designers transform empty and distressed properties into homes that look both luxurious and vacation rental ready, enticing travelers with style and sophistication that feels just within their reach. We first engage in a discovery phase. We go the property and check the pros and cons on the design, the decor, and the way the property is currently setup for rent. We then research the area and based on the guests wants and needs we design a theme. This service includes our designers working in mood and concept boards to create a jump off point for you and our designers so we can next start working on the design

STEP 2: COLLABORATION

With a theme in hand, we setup a meeting with our owners to present our findings and proposal. We work together to come up with a win win design and approach. You as an owner want to get the most for your money. We will agree on a budget and approach. Next we get to work!

CONCEPTS

STEP 3. Design

We get to design the look and feel for the property. This includes multiple trips to view and pre stage your home. We make sure that the property has a cohesive look that it is uniform and unique. Our design and staging services marries the look and feel of your home and community with our touches that are guest appropriate and guest leaning. This service includes our designer doing everything from determining the look and feel of each room, sourcing furnishings*, purchasing/ordering, arranging shipment, staging and removal of any current items. This involves a combination of staff and designer on site work.

IMPLEMENT

STEP 4. Working on the final Look and Feel for your Property

We land in your property and we start implementing the full design. Sometimes it is a major renovation other times it is just the furniture and decor. It all depends on your budget and the approach that we took into staging your property. Sometimes you will see 3-4 subcontractors working in multiple rooms or areas. We work quickly and efficiently to make sure that the end product is exactly what we all agreed.

FINAL PRODUCT

STEP 5. The big "reveal"

The big reveal is when we get to show off our work. We will show you before and after pictures and we will take you the owner throughout the whole property showing every one of the new staging designs. A professional photographer will be taking pictures that will then be uploaded to the different rental channels.

TRANSPARENCY

Owner's Dashboard

This is the cherry on the cake for the owners. We create an Owner's dashboard where we put all the purchases receipts and staging pictures as we complete the work. Everything is transparent and you as an owner can access this dashboard at any time and check to see the progress or how we are spending the staging funds. Everything is there and everything is transparent between us and the owners.

BUDGET

Prices and Fees

We charge a "flat fee" which is based on the intricacies of the project, size of spaces/ (sf.), number of rooms being worked on, timeline of project, and client specific needs. If amenable to all, an hourly rate can be applied. Our minimum project design fee starts at $3,500 for studios and one bedrooms and scales up between $1500-$2500 for each additional bedroom. Hourly consult is not offered. A benefit of our flat fee structure is that we are able to provide trade discounting directly to you at stores such as DWR, West Elm, CB2, Crate & Barrel, Pottery Barn, Land of Nod, Serena & Lily, Blu Dot, Lamps Plus, Wayfair, Allmodern, Lawson Fenning, HD Buttercup, Viesso, and many more. *Please note: We do not purchase furnishings without a full pre paid deposit by Client in advance or a credit card on our name.
